The House we REALLY Like is Listed at 205,900...I was going to offer 190,000...Buy it seems you guys are suggesting to go lower...However you are right the worst that can happen is the seller says No and Either Re offers back to us or we offer them a Bit more than the original.

House is Sweet though HUGE Shed in the backyard and a 1 car garage with Plenty of room for Multiple Bikes ;) It's a Three Bedroom 1 Bath but we invisioned putting in a second half bath downstairs where the Bar/entertainment room would be since there is plenty of open space down there.

Actually you're wrong. There's been times where people were paying more than asking prices. The latest being a few years ago during the housing boom. People would list at 200K. Someone would offer 210, then another would offer 220 etc....... Those days are gone for quite a while. It was supply and demand. On your current situation, I would offer 165. If they tell you to fuck off, then ask what they're willing to drop down to, then you offer a bit lower then what they said. Worse case scenario, you can always give them what they say if you REALLY like the house.

exactly.. the funny thing is a Realtor will say "you can't do that" - it's against their fucking realtor code or something - tell them to fuck off too.. it's not illegal to make a low ball offer especially not these days..

Realtor Is my Fiancee's Best Friends Mom...She doesnt hold us back at all and is actually VERY Honest when it comes to looking at houses with us and said she wouldnt tell us what or what not to offer.

I dont think I would use one otherwise b/c of that reason...but she is a friend and wouldnt steer us wrong.

Most Places We looked at had a 1 car.

Its uncommon for a House priced in our range to have a two car...Dont start getting those until you hit 300k or more...We looked at one that was a 2 car in our price range but it was under contract.

It doesnt bother me that much...And as far as re sale goes...that wont be for awhile and there is PLENTY of space next to the 1 car now so you neve rknow, One might get added on in the future.
