I passed on a few houses wjen I was buying because they smelled like smoke or smelled like cat piss.

Any good realator will say the same thing as this thread

No way in hell. If I walked into a house like that, I'd walk right out. We bought a condo like that... We'll it didn't reek of smoke but the people did smoke in there. I couldn't figure out what the yellow stuff was running down the walls (before we painted) when the shower steamed up. Nicotine. Disgusting. the carpets were gross as well.

Tell her she's nuts.

I prety much agree with everyone else. They should make the renovations before putting it on the market. They will get far less than what its worth because of this esp the way the market is right now.

I have a friend that moved out of her condo and movrd to to another province. She rented out her condo and said they could not smoke. The guy did anyway. When she went to rent it to someone else they all walked. In the end she had to have someone come in to clean it so she could sell. She did end up selling but it was hard. This guy smoked less then them and it was only for about 5 months.

They need pros to come in and clean that place. The carpet has to go and so does most of what they own. Smoke will get into everything. They should pay to stage the house and use that stuff. They can put the nasty stuff they own in storage.

When i owned my detail shop, the smoked in cars were a bitch to do.

Cleaning the windows and painting the walls isn't going to cut it. They'll have to paint everything (including the ceilings) w/Kilz, then repaint. Also, HVAC ducting will need to be cleaned. Carpet, wall paper, etc. has to go, too. All drapes, curtains will need to be washed/cleaned. And, that's just the beginning. Then, they can't smoke in the house EVER again.

Having someone come in and stage the house will be a good wake up call for them.

How stupid would you have to be to smoke IN your home? Your patio or deck is only 10 feet away.

Hire a professional deodorizer, using their steam ion machine or whatever it's called. Only thing is, they need to remove the carpet and strip/scuff the paint BEFORE they deodorize the place.

When I went out of state for a few months my Mom picked my clothes up for me so she could store them. She put them in a back closet, in a room that never gets used. Her and my stepdad both smoked inside at the time. When I got my clothes back I had to wash them 4 separate times to get the smell out.

The house you're describing is probably soaked to the studs with foul odor....good luck on that!
